This project involved comprehensive structural remedial works and refurbishment of a seven-storey, 40-year-old apartment complex, including full external painting and upgrades to common areas. All 94 apartments remained fully occupied during the works, making resident safety and minimal disruption a top priority.
The building had experienced significant deterioration due to age and weathering. The objective of the project was to extend the lifespan of the structure by 15–20 years. Works commenced with the erection of full external and internal courtyard scaffolding, which remained in place throughout the project to enable safe completion of all structural repairs and painting.
Structural remedial works included concrete repairs such as curing concrete cancer, addressing cracks, spalls, and delamination, as well as masonry repairs like replacing corroded lintels, repointing mortar joints, and repairing cracked or debonded bricks. Additional structural works included replacing corroded balustrade fixings and doors.
Painting works covered all walls, balustrades, apartment entry and service doors, concrete walkways, and walkway soffits. Refurbishments in common areas included new floor tiles in lobbies, updated internal lift panelling and flooring, replacement of entry aluminium doors, and new stair nosings.
The project required meticulous planning and staging to minimize disruption to residents. Ongoing communication between MRO Property Services, the superintendent, project consultants, and contractors ensured works were delivered safely, on schedule, and to a high standard.
