The construction of a new purpose-built 1,200m² office building for Centrelink began with the demolition of the existing structure and site clearance. Designed to maximise open-plan space, the building incorporated tilt panel walls and a structural steel roof system, reducing the need for internal columns and providing the tenant with flexibility for future fitout.
Although delivered as a design-and-construct project, all Centrelink design guidelines were carefully considered during planning. A separate fire compartment, housing a large kitchen breakout area and staff toilets, was created using tilt panel construction. This segregated floor area of just under 1,000m² ensured compliance with Class 5 building requirements, eliminating the need for a fire booster and sprinkler system, which ultimately reduced costs for the client.
The building was completed with all services, including electrical, mechanical, hydraulics, ceiling and floor finishes, fixtures, lighting, power, and air conditioning, allowing the tenant to simply install minor partition walls and workstations. External works, including facades, landscaping, and a car park with kerbing, bitumen, wheel stops, and line marking, were also delivered as part of the base build.
Site security posed a challenge due to the building’s location on a busy suburban street. Continuous supervision and daily checks ensured the public could not access the site and that the premises were secure each evening. Through careful planning and coordination during design and construction, MRO Property Services delivered the building on schedule and defect-free for tenant occupation.
